Building Repair Notes from Orvil!

Building Repairs, notes from Orvil!

The aluminum cladding on the fourteen glulam arches was removed this week and, as suspected, the lower portions of plywood were found to be rotted due to water infiltration at the lower seals.

Fortunately, the rot was confined to non-structural portions of the arches and was easily cut away.  Replacement plywood has been prepared and is ready to install.

Once the new plywood is installed, it will be covered with new metal cladding including two improvements over the old arrangement:  First, well-sealed flashings will cover the bases of the arches to prevent water infiltration; and Second, more durable steel caps will cover the top surfaces of the arches instead of the softer aluminum installed on their sides.  Steel will better resist crushing by ice and snow sliding down the roof.

This is a good news story because we found this problem before it found us.  Damage was minor, and was caught before it threatened the building's structural integrity in any way.  By fixing this little problem before it grew, we saved thousands of dollars and can take credit for being good stewards.

In further news, the contractor removed a few of the shingles at the southeast corner of the roof to explore the condition of the underlying deck.  So far, there is no cause for concern and you can see the aluminum patch that he installed while waiting for the new roofing material to arrive some time this week.

The job is still expected to be complete in mid-November whereupon we will receive the bill.  We have had several generous donations to the Building Capital Fund to pay for this work, but there is still space to contribute.  Also, don't forget there is still a little owing on the addition so please contribute to both the Building Capital Fund, and to the Building Fund.
